Philosophy:

All the architects at harvey wright architects are fully trained and registered with the Architect's registration board (ARB), and are members of the Royal Institute of British Architects (RIBA), and as such are bound by the code of conduct to ensure a good professional level of service is provided. Adhering to these rules ensures that clients can be confident that they are securing the services of a genuine professional.

    1. Initial Visit:

    We offer an initial ‘free’ 1 hour consultation at your site/building which allows us to formally introduce ourselves, and establish what your requirements are and what you have in mind for your project. For:

    • Greenfield site we can assess infrastructure, services, solar gain, mapping axis, and water sources.
    • Refurbishment projects, it gives us the opportunity to explore your building to investigate all possibilities for the design and improvements for the layout to maximise letable space, improve flow and enhamce environments.
    • Residential projects, we can establish ways to improve family living, or maximise sale returns.

    After the initial design consultation We produce a 'no obligation' fee quote for you to evaluate which are designed to provides a flexible level of service to ensure that you stay in control. We can help you with just your initial designs, and obtaining statutory consent or we can manage the entire project for you, we will also guide you through the planning application and building regulations process. Importantly the choice is yours.

    We will work in collaboration with you to design a space that is right for your needs, and perhaps suggest a few alternative ideas that you may not have considered.

    2. Dimensional Survey:

    Before any accurately scaled drawings can be produced, a dimensional measured survey would normally need to be carried out, showing all boundaries, drainage covers, the building's floor plans, cross sections and elevations.

    It is usual to employ a specialist survey company to carry out this survey, to ensure that all the dimensions and levels are accurate; however depending upon the size and nature of your project it may be possible for Harvey Wright Architects to carry this out, and our fee quote will have shown whether this is included.

    Once the survey is completed it will allow us to draw up the scheme accurately, and present you with drawings showing the existing building along with an initial proposed layout for comment, discussion, amendment and subsequent approval.

    3. Process:

    DESIGN DEVELOPMENT (RIBA stage A-D)
    • Discuss client requirements to clarify brief
    • Carry out measured survey of the building & site.
    • Produce detail floor & roof plan drawings
    • Produce existing & proposed elevation & section drawings
    • Submit Planning Application

    PRODUCTION INFORMATION (RIBA stage E-F)
    • Produce additional comprehensive set of drawings, details & information for submission.
    • Where necessary liaise with and obtain a quote for structural engineer & services consultant’s design & calculations (as required by Building Control.)
    • Submit Building Regulation Application

    TENDER ACTION (RIBA stage G-H)
    • Discuss & agree materials & colours to specify
    • Produce Tender drawings & specification for a builder to price.
    • Arrange a few Building Contractors to tender,
    • Manage Tender returns & recommend builder for works
    (The above will ensure a fixed building contract cost.)

    FULL SERVICE (RIBA stage A-L)
    Project Manage works on site (incl ALL above)
    • Produce & Administer the building Contract
    • Check building works on site
    • Hold site meetings
    • Respond to Builders queries
    • Issue instructions
    • Certify payments
    • Confirm & issue Completion of project certificates.

    4. Statutory Requirements:

    Statutory consents are the permissions that are required by the Government and local authority in order to carry out works to most properties. These include:

    • Planning Permission
    • Building Regulation Approval
    • Listed Building consent
    • Conservation Area consent
    • Party Wall Act
    • Section 21 Notice

    We can complete and submit the relevant consent applications for your project, including permitted development applications, full planning applications, building regulations applications and other consents such as listed building consents, landlords consent, party wall act notices etc.

    Due to our extensive experience with a vast majority of London Boroughs and local Councils across the South East, we have a strong relationship with many individuals within their respective Planning teams, and therefore we are able to directly liaise with the planning officers to discuss particular applications.

    Our working relationship with a number of Approved Building Regulation Inspectors also allows us to discuss issues that are raised under the Building Regulations, often resulting in agreeing alternative solutions to resolve particular problems.

    5. Architectural Fees:

    We offer a variety of different levels of service, based on the Royal Institute of British Architect's (RIBA) Outline Plan of Work stages.

    We usually base our fee proposals around the current Standard Form of Agreement for the Appointment of an Architect (SFA) for the Architectural work undertaken for all stages of work including

    • Feasibility scheme designs,
    • Planning Applications,
    • Building Regulation Submission
    • Tender / Construction Packages.
    • For a Full Service (on-site management)

    Our architectural services are offered on a percentage fee scale based on the final construction cost of a project. Although on smaller projects we generally provide fixed fees for the initial stages, with a percentage fee when overseeing the works on site. (Other consultants' fees & statutory fees as required are additional to above, and are payable by the client)

    Our services have been designed to allow you to choose which level of services that you wish to employ us for, which can be re-evaluated as the project enters the next stage of work, all to suit your budget and your project.
